Our Investment Approach
We primarily look for distressed assets with value-add opportunity. We take an existing property and do something to improve it. Sometimes this is a basic renovation. Other times we make improvements such as constructing additional rentable space.
Usually, we target properties held as rentals, but sometimes assets are sold after construction. Each project is unique, and we apply what we anticipate as the most profitable strategy.
We target areas with strong fundamentals such as growing population and low unemployment.
Our founder started investing in the Toronto area during the 2008 recession. A single-family & small multi-family renovation lay the groundwork for something bigger. As he learned more, he helped a friend convert a 15-unit multi-family property to add some additional units.
When the economic recovery was in full-swing and values appreciated, bigger projects were tackled in other areas such as South Carolina.
We continue investing in single-family and commercial real estate in the USA & Canada. JDT Capital was started to take on even bigger projects. We have the skills, knowledge, and team to succeed, and JDT Capital is the way to partner investor capital with a track record or real estate project success.
We understand investing comes with risk and you should too. We do a full analysis of projects, potential risks, and have plans in case risks are realized.
